I honestly don’t know why the reviews are negative. The rooms and plumbing and such may be run down and need updating, but it is priced fairly for what you get. The location, if you are looking to stay in lower Tapovan, is excellent. Close to many cafes, restaurants and courses and drop ins. Close enough to main road to head to upper Tapovan or take a tuk tuk for further destinations. And a nice walk with many shops and vendors, towards different accesses to Gangas river. Including the boats and soon to be newly built bridge. There are spacious rooms with some inner windows that do not provide any light, however if this is important to you there are also rooms with many windows and light and even a private balcony. The best part is the service and people. Always there to please you, if you are missing something you just need to ask. They picked me up from my stay in upper Tapovan. When my 3 week stay was over and I had to move on due to the rooms being previously booked. The owner offered me another one of his accommodations down the street and again they helped me with the move. And as a solo female traveller, I felt safe at all times.
